Types of Roofs
The most common types of roofing materials or roofing supplies for commercial structures are; TPO, PVC, EPDM, BUR, Modified Bitumen, and Metal Roofs
Thermoplastic Polyolefin (TPO) membranes are one of the most popular commercial roofing systems. These single ply membranes are created by using a reinforced fabric and rubber together. The sheets are heat welded together creating one continuous sheet that covers your roof. Since this product is lightweight, TPO can be used as a recover option. There is no aggregate surfacing on this product, so maintenance is easy. This product has a great reflectivity value and is considered a green roofing option.
Poly-Vinyl Chloride (PVC) membranes were developed in Europe in the 1960’s and came to America in the 1970’s. These single ply membranes are also created by using a reinforced fabric and rubber together. These sheets are heat welded together and create one continuous piece without seams or joints. PVC roofs are also lightweight, a great recover option, and posses a high reflectivity value. PVC is very similar in characteristics to a TPO roof, but PVC offers a better resistance to fats, oil, and greases which make this system a more popular option for restaurants.
Ethylene Propylene Diene Monomer (EPDM) membrane is a rubber material that was developed in the United States in the 1960’s. This material offers superior flexibility, high strength, and the ability to withstand temperatures ranging from -45 to 100 Celsius. This material is lightweight, resistant to Ozone and UV light, and traffic resistance. EPDM is the ideal option for colder temperature regions. This material can be weighted down with ballast, mechanically attached, or fully-adhered.
Built UP Roofing membranes are created by overlaying multiple layers of roofing felt in a hot or cold adhesive. The adhesive types that are typically used include: asphalt, modified asphalt, or cold tar pitch. The roof is usually topped with a layer of gravel that is used to protect the roof from ultraviolet degradation and provides weather resistance. BUR roofs offer a high tensile strength, excellent puncture resistance, a multiple ply system, and long system life spans.
Modified Bitumen was developed to increase the serviceability of conventional roofing asphalt. It is created blending synthetic rubberized polymers with asphalt. This new blend increased the product’s elasticity, resistance to brittleness at colder temperatures, and greater flow resistance at hotter temperatures. The result is a membrane that combined the multi-layer benefits of built up roofs with the installation advantages of a single-ply membrane. This system offers an excellent cold weather flexibility, lightweight membrane (can be used as a recover), no aggregate surfacing (maintenance and repairs are easier to conduct), and high tensile strength.
Metal Roof systems have seen an increase in popularity with commercial and residential sectors embracing this system type over the past 20 years. Metal roofs are lightweight, hail resistant, fire resistant, and offer the longest life cycles of any other roofing systems. Metal roofs also have a great curb appeal and require the least amount of maintenance.
The most common types of roofing materials or roofing supplies for residential structures are: asphalt shingles, wood shingles and shakes, metal roofs, tile, slate and rubber roofing products.
This is the most commonly used and least expensive roofing material and generally has a 15 to 25 year life span. Asphalt or composition shingles are made with a core of cellulose or fiberglass, covered with a coating of asphalt on both sides and topped with protective mineral granules.
Asphalt shingles show their age when the mineral granules wear off revealing the black asphalt. The corners and edges of the shingles may also begin to curl and crack. This is an indication that the asphalt composition has begun to dry out and lose its weather-proof seal.
Wood Shingles and Shakes:
Wood shingles and shakes are made from western red cedar. Shakes are heavier than shingles. They are split rather than sawn which gives them a rougher appearance than shingles.
Metal roofs are highly resistant to damage from the elements and will frequently last 50 years or more. Metal roofs come in a wide variety of styles from metal tile, with the look of traditional Spanish tile roofs, to metal shake with the look of traditional shake roofing, to standing seam metal applications.
Clay and Concrete Tiles:
Tile roofs are among the most stylish available. They are also among the most challenging roofs to support and install. Because clay tiles can weigh over 1000 pounds per square, most roofs will need reinforcement to hold such weight.
Slate: Slate Roofs are both beautiful and stable, but they can be costly and cumbersome to install. A slate roof is fireproof and will last a lifetime.
Rubber Roofing: Manufactured from recycled automobile tires, rubber roofing products are beautiful, durable and come with a 50 year warranty.
